Electrical Services Brisbane (ESB) who specialise in energy reduction strategies were engaged by Knight Frank to upgrade 324 Queen Street, Brisbane. This modern ‘A’ grade property had its fire stairs and car park area transformed by implementing a lighting upgrade to maximise savings through a reduction in both energy consumption and maintenance requirements.

Project Overview

Electrical Services Brisbane (ESB) was established in 2010 to meet the growing demand for electricians in Queensland, they have a reputation as one of the most highly regarded providers.

EBS quickly assessed the Queen Street 'A' grade property to have inefficient lighting, in total there were 137 (1x36W) and (2x36W) T8 fluorescent tubes, including the maintained emergency light fittings, in the two fire stairs. The lights operated 24/7 and had no energy saving controls. In addition, to the fire stairs there were also 73 (2x28W) T5 fluorescent tubes driven by electronic ballasts located in the car park.
There were many challenges to overcome with this installation due to the high level of activity in the traffic management systems making it difficult to initiate a safe working environment.

The Solution

The decision was made to go with the Chamaeleon III, based on the savings that could be achieve with up to 75% energy savings and the reduced maintenance costs ($9,470 savings within the first year), which is achieved from the product’s 50,000 hour lifetime.

The Chamaeleon III smartphone App was another key consideration for the product selection, as it allowed for customised light levels to be set in different locations. It allows for easy control of both full light, standby light and timer settings, to match the lighting location needs.

ESB used enLighten’s data-logger to measure the power consumption before and after the lights were replaced. This identified 1,061,040kWh ($134,726) energy savings over a 10 year period, which is equivalent to the total energy consumption of 185 people per year.
