enLighten Australia's high efficiency standard & emergency smart luminaires have been selected to deliver energy & maintenance savings in common area lighting upgrades for SGCH (St George Community Housing), one of the largest community housing providers in NSW, under a pioneering new funding model for its sustainability retrofit program.

SGCH manages 4,400 homes and houses 8,500 people in the Sydney metropolitan region. Co-funded by the NSW Office of Environment & Heritage (OEH), SGCH is delivering the Home Energy Action Program. The program aims to upgrade approximately 1,400 properties with a range of capital works to improve energy efficiency and comfort for residents.

The Home Energy Action Program also aims to assist low income households to reduce their energy bills and improve the thermal comfort of their homes. Activities include rooftop solar PV, ceiling insulation, the replacement of electric water heaters with heat pump systems and the installation of LED lighting.

Energy solutions provider Ecovantage was selected to manage the common area LED lighting installation and project documentation to claim the Energy Savings Certificates (ESC) under the NSW government rebate scheme. The ESC rebates are expected to contribute around 20% of the project costs.

The Australian designed Chamaeleon Eco sensor light was specified for fire stairs and undercover car park areas, including emergency lighting, with the Tauro Eco LED low bay offering a car park entrance lighting solution. The Vico LED batten with sensor was selected for plant rooms and car parks and the Chamaeleon Deco LED oyster for internal fire stairs. The project, which is managed by Enesol, commenced in late October & is expected to be completed in mid December.

The specification consolidates enLighten's strong track record in the public housing sectors and builds on past tender wins for the NSW Land & Housing Corporation and the Victorian Department of Health & Human Service's energy performance contract.

Innovative financing

In 2015 a SGCH subsidiary, SGCH Sustainability, signed a landmark 10 year $60 million agreement with the Clean Energy Finance Corporation to improve the energy efficiency of its existing housing stock and develop new energy efficient community housing to a minimum 4 star Greenstar and an average 7 star NatHERS energy rating. The deal was the first of its kind in the community housing sector.

Community housing overview

Community Housing offers an alternative to public housing and the private rental market. Tenants and properties are managed by non-government, not-for-profit Community Housing Providers (CHPs) who provide rental housing at discount to market rent for people on low to moderate incomes, including those who require support to secure and maintain appropriate housing. CHPs manage social, affordable and supported housing.
